Project Manager
Job Duties

Location: Candidate will begin employment in Indianapolis, IN.

Basic Responsibilities Include: IGS Project Manager will work closely with all members of the Project team, Operations Managers and the Senior Leadership Team and will be responsible for the following: Specifically relating to the mechanical and/or electrical systems (e.g., Electrical, Low Voltage, CCTV, Access Control, Fire Alarm, Fire Sprinkler, Controls, Wi-Fi, A/V systems):

  • Manage the owner-architect interface and planning and installation for HVAC, controls, plumbing, process piping, Low Voltage, Security, and fire protection design/construction coordination (validated and non-validated systems).
     

  • Manage the overall Project preconstruction and procurement, budget, quality, safety, engineering, coordination, scheduling, installation, commissioning, and close-out processes.
     

  • Act as primary liaison and developing and maintaining relationships with engineers, design consultants, subcontractors, suppliers, inspectors, and owner's representatives.
     

  • Responsible for providing construction support for Project systems and will oversee the balancing, commissioning, and validation certification of these systems, including the turnover package.
     

  • Develop full commissioning plans for all Project systems that identify and define the following; all test requirements, required inspections, factory start-up of major equipment, factory acceptance testing, Project and vendor documentation requirements and integrated test plans demonstrating full system integration.
     

  • Manages risks and establishes Project recovery plans when required.  Resolves disputes with minimal need for escalation.
     

  • Negotiates, prepares, and issues subcontracts.
     

  • Develop a comprehensive working knowledge and understanding of the contract documents 
     

  • Always ensure strict adherence to ethics and compliance requirements.
     

  • We are looking for a flexible, detail-oriented team player with the ability to manage multiple tasks, produce quality work, and consistently meet deadlines. The successful candidate will possess:​

  • Strong grasp of mechanical and electrical engineering concepts.
     

  • Ability to run complex meetings with multiple attendees, issues minutes promptly and follow up with participants for deliverables.
     

  • Good understanding of test and balance requirements.
     

  • Good understanding of Direct Digital Controls installations/integration.
     

  • Excellent listening skills and have strong communication skills.
     

  • Ability to identify and resolve complex issues.
     

  • Ability to create and support team morale.
     

  • Proficient computer skills in Microsoft Office Suite.
     

  • A strong work ethic and a "can-do" attitude.
     

  • Ensuring that materials and equipment are delivered as required by utilizing a tracking solution to monitor status and to maintain Project schedule of these items post submittal approval until they arrive on site.
     

  • Working with the Superintendent, managing Project startup, commissioning, turnover instruction, punch-list, closeout, securing all guarantees, warranties required for acceptance and handover of all the systems.
     

  • Perform take-offs on small to large construction projects.
     

  • Understand all details on blueprints to find discrepancies in subcontractor scopes.
     

  • Create project schedule in MS Project and manage each project from start to finish.
     

  • Review submittals and plans for accuracy.
     

  • Procure subcontractors and materials.
     

  • Management of submittals, RFIs, and changes.
     

  • Maintain project records and documentation Deliver project according to schedule on multiple project assignments.
     

  • Maintain safety standards in all aspects of each project.

Qualifications:

Required

  • Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture or equivalent work-related experience and minimum of five years of direct Project management experience in the Building Construction Industry preferred. 
     

  • Management experience with Projects related to Sprinkler Equipment. 
     

  • Demonstrated verbal and written communication skills.
     

  • Must have the ability to communicate technical material to a non-technical audience. 
     

  • Proficient in Project Management software and financial accounting systems.
     

  • Strong Personal Computer working capabilities in MS Office (excel, word, power point, Project), Adobe Writer, Visio, and basic Windows environment. Travel will vary on Project assignment. 
     

  • Able to travel for extended periods of time. The branches and associated geographies this individual will need to support includes all of North America. Projects may exist outside of assigned geography.
     

  • Ability to perform take-offs in providing technical assistance in proposals to client base.
     

  • Must be able to pass a government background check.

Preferred 

  • Management experience with Projects related to Mechanical Retrofits, Sprinkler, Fire management, and Security management systems is desired. 

  • Management experience with Low Voltage implementations. 

  • Expectation that PMI/PMP (Project Management Institute, Project Management Professional) certification will be obtained within 2 years of employment in the position.

  • AutoCAD a plus.
